The building industry has seen genuine innovation over the past decade — not gimmicks, but products that meaningfully outperform what they replaced. A few of them have changed how we build, and homeowners planning a new construction or major remodel deserve to understand what's available and why it matters.

The Envelope Has Changed

The biggest leap in residential construction quality over the past ten to fifteen years has happened at the building envelope — the combination of sheathing, weather barrier, insulation, and windows that determines how well a home performs against the elements. In Central Oregon's climate, with cold winters, intense UV, and wildfire risk, envelope quality isn't a luxury consideration. It's what determines long-term performance.

Sheathing System
Zip System — Integrated Sheathing and Weather Barrier

Zip System sheathing from Huber replaces the traditional combination of OSB sheathing plus a separate housewrap in a single engineered panel. The panels have a factory-applied water-resistive barrier and are taped at the seams with Zip System tape, creating a continuous, durable weather barrier without the potential for housewrap to tear, sag, or separate. In practice, Zip System installs faster, creates a more consistent barrier, and performs better over time than the alternatives. We've made it a standard on our new builds because it reliably produces a tighter, more durable envelope.

Windows and Glazing
Triple-Pane and High-Performance Windows

Window technology has advanced significantly. Triple-pane units with low-e coatings and thermally broken frames deliver dramatically better insulation than what was standard even ten years ago. In a Bend winter with temperatures regularly dropping into the teens, the performance difference is tangible — reduced drafts, lower heating bills, and no condensation on the glass. The cost premium over standard windows pays back relatively quickly in energy savings and comfort.

Roofing That Works With the Climate

Central Oregon's climate makes roofing choices particularly consequential. Heavy snow loads in some areas, intense summer UV, and the reality of wildfire ember exposure mean the roof isn't just an aesthetic decision.

Standing Seam Metal
Metal Roofing — Longevity, Performance, and Fire Resistance

Standing seam metal roofing has gone from a niche agricultural product to a mainstream high-performance option, and for good reason. A properly installed standing seam metal roof carries a 40–70 year lifespan — dramatically longer than asphalt shingles. It's Class A fire rated, which matters in fire-prone areas and can affect your insurance premium. Snow slides off cleanly rather than building up and creating ice dams. And the aesthetic has evolved — metal roofing today comes in profiles and colors that complement everything from mountain modern to traditional ranch. We're specifying it more often on new builds, particularly where wildfire resilience and longevity are priorities.

Asphalt Alternative
Impact-Resistant and Class 4 Shingles

For projects where metal roofing isn't in the budget or doesn't fit the aesthetic, Class 4 impact-resistant asphalt shingles are a meaningful step up from standard shingles. They carry better fire ratings and hail resistance and often come with insurance discounts. If asphalt is the right choice for your project, specifying the best version of it is worth the modest additional cost.

Framing and Structure

Engineered Lumber
LVL Beams and Engineered Floor Systems

Laminated veneer lumber (LVL) beams and engineered I-joists have largely replaced dimensional lumber in structural applications on quality builds. They're stronger, more consistent, don't crown or warp the way solid sawn lumber can, and allow longer spans without intermediate supports. The result is floors that don't squeak, beams that don't sag, and structural systems that perform predictably for decades.

What This Means for Your Project

Specifying better products costs more upfront — sometimes meaningfully so, sometimes marginally. But in our experience, the return on investment is real: lower maintenance costs, better performance, higher resale value, and homes that simply age more gracefully.
