Bend gets most of the attention, and for good reason — but Central Oregon is bigger and more varied than one city. The smaller communities surrounding Bend each have their own character, their own real estate dynamics, and genuine reasons to look carefully before settling on where to plant roots or build your next home.
Why Look Beyond Bend
Bend's growth has been remarkable, but it has also pushed land prices and home values to levels that have changed the math on new construction there. Buyers who open their search to the broader region often find more lot availability, more rural character, and in some cases a way of life that suits them better than Bend proper. We build and remodel throughout Central Oregon, and we've come to know each of these communities well.
Sisters may be the most picturesque small town in Oregon. Nestled at the foot of the Three Sisters peaks with a Western-themed downtown that feels genuinely charming rather than contrived, Sisters draws artists, outdoor enthusiasts, equestrians, and remote workers who want mountain beauty without urban density. The Sisters School District is consistently strong. Lots in and around Sisters — including acreage properties on the outskirts — offer space that's simply not available in Bend at comparable price points. Black Butte Ranch sits just a few miles west and adds a resort option in the same corridor.
Redmond has grown significantly and is increasingly its own destination rather than just Bend's neighbor to the north. Roberts Field Airport makes it convenient for those who fly regularly. Eagle Crest Resort sits just west of town. Land prices remain more approachable than Bend, and the high desert terrain offers wide-open views that the more forested west side of Bend can't match. Redmond is a strong option for buyers who want more home for the money and don't need to be in Bend's core for daily life.
Prineville is Crook County's seat and has a working-ranch character that feels authentic and unpolished in the best way. The Crooked River runs through the area, and Prineville Reservoir draws boaters and anglers. Land is genuinely affordable here — acreage properties that would be unthinkable close to Bend are accessible in the Prineville corridor. We've done several projects in Prineville and the surrounding ranch properties, and the quality of life for people who love rural Oregon is hard to match.
Tumalo is less a town than a community — a cluster of rural properties along the Deschutes River just minutes from Bend's core. It's one of the best-kept semi-secrets in the region for buyers who want acreage, river access, and a rural feel while staying within easy reach of Bend's amenities. Properties here don't come up often, and they move when they do. If rural proximity to Bend is the goal, Tumalo deserves a serious look.
La Pine sits in the southern end of Deschutes County and offers the most affordable real estate in the region alongside proximity to Newberry Volcano, the Cascade Lakes chain, and the upper Deschutes River. It's a quieter, more rural community that appeals to buyers who prioritize outdoor access and space over urban amenity. Lot prices here are among the lowest in the county, making new construction more accessible than almost anywhere else in Central Oregon.
What to Think About When Choosing a Community
Beyond price and land availability, a few practical things are worth thinking through: drive time to Bend for work, shopping, or medical care; school district quality if that's a factor; utilities and infrastructure (some rural properties require well and septic rather than public connections); and wildfire risk, which varies meaningfully across the region.
